Overview of a Baseline Document

The Baseline Documentation Report, or Baseline Document (BLD), is the record of the conservation values identified in the easement and the relevant conditions of the property used to monitor and enforce the easement. The BLD establishes the physical limits, buildings and structures, roads, features and conditions of the property to be conserved at the time of the recordation of the conservation easement. The BDR is a highly detailed inventory intended to provide the grantee(s) responsible for monitoring the property the best possible basis for comparison of the condition of the property in the future. The BDR typically includes a legal description of the property, aerial, topographic, photopoint (GPS points of photographs) and tax parcel maps as well as photographs and a written description of the condition and conservation values of property. The BLD is also signed by the landowners and holder at or before the closing.
